Portugal's rental rules changed on 1 September.
Join FRESH and Lisbeyond to find out what the new regimes
allow, what they're worth for your type of property, and how to
work out which one fits your case.
The rules changed. Most owners haven't caught up.
Since September, new tax rules apply to Portugal's rental regimes. Long-term letting now starts at 1 year instead of 5, and there are steep tax reductions for rent contracts below € 2.300 a month. The benefit is real, but it varies from case to case.
At the same time, the market is moving. AL restrictions are tightening in Lisbon and Porto, demand for longer city stays is softening, and hotels are competing hard for short stays. Top-tier properties still perform. A lot of other city stock is becoming harder to make work.
And the tax picture is more local than most people realise. Rates can change street by street. An AL owner in Estrela pays 50% on that income. In Olaias or Amadora, it's 35%. Few owners know which side of the line they're
on.
There is no single right answer
AL, mid-term and long-term each come out ahead under different conditions. What decides it is your property, where it is, how big it is, and your own tax position. In this session we show you the method and the real numbers, so you can see which regime fits your case.
